The actual building process usually takes four to nine months, but planning and organizing to build the home can take an additional six months, meaning the whole process can take up to a year. This is above and beyond the time it takes for a family to go through the selection and application process. See a video on YouTube here. Income Families must be making between 25-50% of Median Family Income (MFI). Find the number of people in your home in the chart below. Compare those income limits with your total gross monthly income (i.e., before taxes and other withholdings). To be eligible for a Habitat home, your income should fall between the low and high numbers for a family your size.
If your family earns more more than shown here, please see the section on Homestead Corporation below. Debt Families cannot carry too much debt. Their debt-to-income ratio must be below 41%. Habitat partner families can have a maximum of 41% of their monthly income going to debt payments (including your mortgage payment). Lincoln Land Credit Counseling (239-4360) and Central Illinois Debt Management & Education Inc. (398-2227), both provide free credit counseling services and debt management programs for anyone in need. Their services are free and confidential. Sweat Equity Families must be willing to provide sweat equity on their homes. A single adult head of household must provide 250 hours of sweat equity; a two-adult head of household 500 hours. These hours can be worked on site, in the ReStore, and doing community outreach work. Other hours must be earned by attending homeowner education workshops on financing, budgeting, and home maintenance. Families meeting these requirements are then narrowed down based on need (i.e., severity of current housing situation).
