Raise the Roof The Raise the Roof campaign
with Mix 94.5, WIXY 100.3, The Chief 92.5 and Xtra 99.1, will
continue Saturday, April 7, from 11am-7pm. Each radio station will
be on location at different places throughout Champaign-Urbana to
collect donations. We are lining up mostly grocery store locations,
since they will have plenty of shoppers for the Easter
weekend.
We need veteran volunteers (that means YOU!) to work
at each location, collect donations and answer any questions a donor
may have (we will have handy reference materials on site). AND you
will get to work side-by-side with fabulous Illini Radio Group DJs!
They are wildly entertaining!

forget to bring a lawn chair, water and possibly even sun screen!

volunteers! Weekly ReStore orientations are held on Saturday
mornings at 9a and Wednesdays at 5:30p.
All ReStore
orientations begin on the main floor of the store. Habitat for
Humanity's ReStore is located at 119 E. University Ave. This
schedule is subject to change. Experienced store volunteers are
encouraged to attend a new store orientation for the updated store
policies and to learn more about this massive three story building.

The Student Chapter's Annual 5K Run/Walk Race is
quickly approaching on April 14th, 2007 at Crystal Lake Park. All
proceeds of our this annual event will help fund the house for the
Sweid family that we will be finishing at the end of April. There
will be great prizes for the winners of each category. Everyone who
purchases a T-Shirt is guaranteed one! If you would like to join us

| New Threats to "The American
Dream" |

Part One of a Three-Part Series by Mark Middleton,
Finance Manager
Did you know that between 1.2 and 2.2 million
homeowners could lose their homes in the near future. This comes at
time when there is a general "slow down" in the real estate market,
nationwide. The implications of this trend are staggering.
Additionally, if home prices drop by just 10%, nearly 35% of
American homeowners will have no real estate equity.
In an
effort to stimulate the economy in the early part of this decade the
Federal Reserve bank lowered interest rates to levels not seen in
many decades, certainly my adult lifetime. This policy meant that
the cost of homeownership dropped. Suddenly, there was a surge of
demand for housing. Housing prices rose, but the cheaper credit
masked the ultimate price of a home. The building industry responded
by building many more homes. Sales of both new and existing homes
soared. Demand for second homes / recreational homes boomed in many
resort areas.
At the same time, in addition to low interest
rates, the criteria for financing changed as well. The first was a
large increase in mortgages to first time buyers with poor credit ,
so-called "sub-prime" loans. These loans are risky in two ways. If
interest rates rise, then the mortgage becomes unaffordable to the
borrower and subject to foreclosure. Also, the less affluent
homeowner is typically more at risk economically during a slowdown,
with little savings or alternate sources of income to survive the
loss of job, unemployment, or a major life disaster such as a major
illness.
The second big change in mortgage processing applied
to regular homebuyers of slightly more modest means with good credit
history, called "Alt-A's." Many of these loans were based on
"interest only" payments with no reduction of the mortgage note. The
effect of this "Alt-A" mortgage was to permit people to build or buy
homes which they really could not afford except under the right set
of future economic circumstances including rising home prices
buttressed by monitory inflation.
A third consequence of the
boom in housing prices was a surge in lending which some call
"predatory" and others just understand as "unwise": a rapid increase
in second mortgages and home equity lines of credit which turned the
theoretical increases in asset value to immediate cash in the pocket
in exchange for higher debt.
Thanks to the wonderful
generosity of our partners and supporters, Habitat for Humanity is
able to build simple, decent, and affordable homes, and finance them
through mortgages to people who are on the economic margins with
minimal down payment, zero Interest, no PMI mortgage insurance
requirement, and virtually no closing costs or fees. The term of
these loans are currently 20 years.The mortgages on Habitat build
homes are the most affordable mortgages available! |
